Toronto - The Well JV
This is a 40/40/20 joint venture between Allied, RioCan and Diamond to redevelop the largest underdeveloped site in the vibrant Downtown West submarket of Toronto. It’s immediately south of our King & Spadina portfolio, which includes nearly a million square feet of space across 15 buildings. With 7.7 acres of land on the large city block bounded by Spadina, Front, Wellington and Draper, the site will support significant retail, office and residential space. Initially contemplated in two phases, the site will be rezoned as a single mixed-use redevelopment. The vision is to create a mixed-use retail, office and residential environment that integrates seamlessly with the rich urban texture of King & Spadina. To facilitate the integration, the partners envisage creating three mid-block connections through the site for pedestrian use, two running north-south and one running east-west with a bit of curvature. In addition to facing Front Street, the retail space at the lower levels will face the multiple pedestrian laneways and function more like storefront retail than shopping-mall retail. The office space will be concentrated in a landmark building on the corner of Front & Spadina, but will also be interspersed throughout the site in an effort to replicate the character of the highly desirable, lower-rise office space at King & Spadina. The residential space will face both Wellington and Front Streets. The partners have chosen to call the development The Well, a place where people can work well, shop well and live well. Earlier this year, the partners initiated the formal rezoning process with the submission of plans.
